What is RERA?
The Real Estate (Regulation and Development) Act, 2016 — commonly known as RERA — is a landmark legislation enacted by the Government of India to protect homebuyers and promote transparency, accountability, and efficiency in the real estate sector.
RERA establishes a regulatory framework that governs the relationship between property developers and buyers, ensuring that projects are completed on time, specifications are adhered to, and buyers' interests are safeguarded.

1. Mandatory Project Registration
All real estate projects with plot area exceeding 500 sq. meters or 8 apartments must be registered with RERA before advertising or selling. This ensures that only legitimate projects reach the market.
2. Standardized Sales Agreement
RERA mandates a standardized builder-buyer agreement that protects buyers from unfair contractual terms. The agreement must clearly specify carpet area, completion date, and other essential details.
3. Timely Project Completion
Developers must adhere to the committed completion timeline. In case of delays, buyers are entitled to compensation at the same rate as their home loan interest (typically 9-12% per annum).
4. Carpet Area Transparency
Developers must sell properties based on carpet area (the actual usable area within walls), not super built-up area. This eliminates confusion about the actual space you're paying for.
5. Separate Escrow Account
70% of the money collected from buyers must be deposited in a separate escrow account and used only for construction of that specific project. This prevents fund diversion and reduces project delays.
6. Defect Liability Period
Developers are liable for structural defects or poor quality workmanship for up to 5 years after possession. Any defects must be rectified by the developer at no additional cost to the buyer.
How to Verify RERA Registration
Every RERA-registered project has a unique registration number. You can verify the authenticity of any project by following these steps:
- Locate the RERA Number The RERA registration number is displayed on our project pages and all official project materials. It typically follows the format: RERA/STATE/PROJECT/YEAR/NUMBER.
- Visit Your State RERA Website Each state in India has its own RERA authority with an online portal. For example: Telangana RERA, Karnataka RERA, Maharashtra RERA.
- Search the Project Use the "Project Search" feature on the RERA portal. Enter the project name or registration number to view details including project status, completion timeline, and approvals.
- Review Project Details Check that the project details match what has been advertised: carpet area, amenities, completion date, and number of floors.
Important: Always verify the RERA registration of any project before making a payment. We provide the RERA numbers for all projects listed on our platform, but we recommend cross-verifying on the official state RERA portal.
Developer Obligations Under RERA
RERA imposes several obligations on real estate developers to ensure fair practices:
- Project Details: Disclose all project details including layout plans, specifications, amenities, and completion timeline at the time of registration.
- Quarterly Updates: Provide quarterly progress reports on the RERA portal showing the actual status of construction against the committed timeline.
- No Changes Without Consent: Any changes to the sanctioned plan or project specifications require consent from at least two-thirds of the buyers.
- Transparent Pricing: Disclose the pricing of all units, including the carpet area and the price per square foot.
- No False Advertising: Cannot make misleading claims about the project, its amenities, or location.

Important RERA Exemptions
While RERA covers most real estate projects, the following are exempt from RERA registration:
- Projects where the land area is less than 500 sq. meters AND the number of apartments is less than 8
- Renovation or repair work that does not involve marketing or sale of new units
- Projects that have already received completion certificate before RERA came into effect (May 1, 2017)
